Real Estate Market Update - July 2025
Signs of stabilization as some Metro Vancouver condos & townhomes inch closer to seller's markets.
After four months in a row of double-digit year over year sales declines, June sales bucked the trend - with sales down only 9.9% compared to the same month last year.
Celebrate the small wins, they say.
Kidding aside, you can ask 10 different Realtors how the market is performing right now, and you’d get 10 different answers. And rightfully so.
Detached home sales, in general, are sluggish at best, and the lift we’d generally see in more affordable markets (away from Vancouver proper) disappeared in June.
Condos and townhome sales - on the other hand - have been extremely location dependent.
Sales continue to be softer in heavily supplied areas (i.e. Brentwood & Surrey City Centre), while well-priced Vancouver West townhomes are often seeing multiple bids.
Anecdotally, there has been a definite uptick from a showing activity perspective over the last two weeks. June is a busy month for many families, and perhaps July presents a window of time to do some home shopping prior to August vacations & back to school prep.
Whether or not this summer will be the turning point for year over year sales, however, remains to be seen.

METRO VANCOUVER:
The Greater Vancouver REALTORS® (GVR) reports that residential sales in the region totalled 2,181 in June 2025, a 9.8 per cent decrease from the 2,418 sales recorded in June 2024. This was 25.8 per cent below the 10-year seasonal average (2,940).
FRASER VALLEY:
The Fraser Valley Real Estate Board recorded 1,195 sales on its Multiple Listing Service® (MLS®) in June, up one per cent from May, but nine per cent below sales from June 2024 and 33 per cent below the 10-year average.
